The Shells Villa is competitively priced given its location (beach & village), size, amenities, and luxury. Due to our loyal customers and overall value we are generally booked in excess of 45 weeks per year, so we do not discount off of our published prices or do check-ins that are not on Saturdays. During non-peak times we adjust our prices down to reflect seasonality.  Peak and summer months generally book approx. 9-14 months out.  The fall and winter season usually is booked 3-6 months out.

  • Payments: $500 per week of rental due at booking and remainder 60 days prior to check in
  • Check-ins (4 pm) and check-outs (10 am) are on Saturdays (applies to monthly renters as well)
  • We allow dogs with a $150 pet cleaning fee
  • No damage deposit is required, but our $45 damage fee is non-refundable
  • Our monthly rates are for four weeks (28 nights)
  • By booking with us you agree to our Rental Agreement
  • We accept bookings up to two years in advance

Cancellation Policy: Cancellations made greater than 60 days before check in will get refunded all funds less a cancellation fee of $250 for the first week of rental plus $200 for each additional week. Any cancellations made less than 60 days before check in will forfeit the entire rental amount.

The Shells Villa is conveniently located next to Siesta Key Beach as well as one block away from Siesta Key Village. Although the home has a private 2.5 car garage, a car is optional because you are steps away from the beach, restaurants, bars, a grocery store, ice cream shops, boutiques, and entertainment.

The corner of Ocean Blvd & Beach Rd is the most ideal location on Siesta Key.

Amazing Siesta Key vacation

My family and I stayed at the shells Villa for a week. My twin 2 year old boys loved the 2 minute walk to the beach and all of the sand toys. The house is beautiful and has everything you need for your stay. We even used the ABC Rental recommendation for booster seats and cribs. We had an amazing vacation and are telling all of our friends and family about Shells Villa. We never used our rental car. We walked to the Siesta Village for dinner every night , less than a 5 minute walk. We loved how convenient the location of the house is to the beach, shopping and restaurants. Great vacation!

We just returned from a week stay at the Shells villa and we absolutely loved it! We have stayed in other properties on Siesta Key over the years, but this was by far the best one. Not only due to the fabulous location within walking distance to the village, but also the proximity to the beach. We had 10 people in our villa and everyone slept comfortably, the elevator was great for loading groceries and coolers and suitcases and the kids loved the bunk room. If I had to give one "negative" it would be that there is no ocean view at all from the villa, but we didn't mind because we were on the beach all day anyway and then at night we were in town. Great Siesta Key accommodations!

We stayed at the Shells Villa and had an outstanding time! The location is ideal - a short walk through a private path to the world class Siesta Key beaches and a block from the Siesta Key village which has a number of restaurants, bars, shops, etc. Almost everything you would need is within walking distance. The accommodations were also outstanding. The house is very spacious and could certainly fit many more than our family of 5. It is also very modern, well kept and provided all the comforts and amenities that you would have at home. We have stayed in many other rental properties but this was our favorite. I would highly recommend it for anyone traveling to Siesta Key. Copied from our HomeAway listing.

Hi, we are the owners of the Shells Villa and we'd love to welcome you as our guest.  We started coming to Siesta Key in 2006 and we fell in love with the area. It's a family friendly beach town with something to do for everyone. We have three young kids that really enjoy the water. We try and make it down to Siesta Key about 2-3 times per year and we rent it out during other times.  We live in Chicago.  This is our only vacation home and have family that lives in Sarasota.

1. Where is the home located and what is the exact address? The home is located on Siesta Key and the exact address is 312 Beach Road, Sarasota, FL 34242.

2. What kind of property is this? The Shells Villa is a three story Spanish style beach villa. It's a townhouse that is part of a four unit development that was built in the mid 1990’s. This home has its own gated entrance from Beach Rd.

3. How big is the home? The Shells Villa has three bedrooms and 2.5 baths. The home has over 2000 square feet on the top two levels and an additional 1000 square feet on the ground floor that includes the entry foyer and 2.5 car garage.

4. What's on each floor? The ground floor has the private two and a half car garage, secured storage area, and entry foyer. The main floor contains the kitchen, pantry, dining room, living room, half bath, and lanai. The upstairs floor contains the master bedroom / bath, bedrooms 2 & 3, laundry area, linen closets, and guest bathroom.

5. Can I walk to the beach? Yes, the unit is located on the gulf side Beach Rd. and there is one house between the Shells Villa and the beach. Just walk across our courtyard and through the designated private access path and you are on the beach. It is a approximately 230 feet to the beach. 6. Does the home have views of the beach or ocean? Although the home is practically on the beach it does not have any direct views of the beach or ocean because it faces Beach Road. If you are standing on the main floor lanai you can see a limited and obstructed view of the ocean and beach. For a zoomed in picture of this view go to our pictures page.

7. How many beds does the home have? There is one (1) king size bed, one (1) queen size bed, two (2) full size bunk beds, two (2) twin size bunk beds, one (1) queen size sleeper sofa, and two (2) inflatable twin Aero beds.

8. How close to the Village area is the unit? The Shells Villa is just a half block away from where Beach Rd turns into Ocean Blvd. This intersection is the beginning of the Siesta Key Village. The Siesta Key Village or as the locals call it "The Village" is where many of the restaurants, boutiques, bars, and ice cream shops are located. It is considered the heart of Siesta Key.

9. Does the home have a pool? No, we don't have a pool in the complex, but there are two public pools within a short drive. 1. The Sarasota YMCA Splash & Water Park Complex at 8301 Potter Park Drive, Sarasota, FL 34242, phone 941-922-9622 has four sections including a splash pool, water slides, sprinkler park, and aquatic center for the serious swimmers. It caters to all swimmers from toddlers to professionals. 2. The Lido Beach Pool is heated, open to the public and is located at 400 Ben Franklin Drive, Sarasota, FL. The pool is open Tuesday through Sunday from 10 am - 4:45 pm. The cost is $4 for adults and $2 for kids/seniors.

10. Do you allow dogs? Yes, we do allow dogs. There is an additional dog fee of $150. The fee is used to do extra cleaning after each pet rental.

11. Can we bring our dog to the beach? Siesta Key is very pet friendly, but dogs are not allowed on the beach. If you want your dog to experience the water we suggest Bird Key Park. It is located at 200 John Ringling Causeway, Bird Key, Sarasota 34236.

12. Are there laundry facilities in the home? Yes, there is a washer and dryer in the unit.

13. Does the home have an elevator? Yes, the unit has a private elevator that serves all three floors. The elevator is available for convenience purposes only and should not be considered for individuals or families that require 100% elevator uptime. As this is a single elevator in a private home (not a hotel), if the elevator needs to be serviced we do not have a backup option while the repairs are being made.

14. How many TV’s are in the home? Three flat screen TVs. There is one 47" flat screen television in the living room and two other 32" flat screen TVs in the bedrooms. Each one has Verizon cable and two have a DVD player. The living room has a Blu Ray DVD player, which also plays standard DVDs and CDs. The TVs cannot be moved to different rooms because cable is only setup in those areas.

15. Does the home have a fireplace? Yes, it has a fireplace in the living room, but we ask our guests to not use it to burn wood. It’s for decorative purposes only.

16. Does the unit have a gas grill? Yes, we have a gas grill and spare propane tanks stored in the garage.

17. What else is available for renter use? There are sand toys, beach chairs, wagon, cooler and beach umbrellas stored in the garage. The unit also has bath & beach towels and bed linen. Due to wear & tear and lost items, we cannot guarantee that any specific piece of beach equipment or sand toy will be available at the time of your rental.

18. Does the home have a crib or high chair? There is a high chair in the home, but no crib. We routinely work with ABC Rentals at 866-342-2446 and they can coordinate delivery of cribs, toddler beds, or other beach rentals so that the items can be in the home before you arrive. They have reasonable prices and great customer service.

19. Does the home have a telephone and Internet? Yes, there is a telephone in the unit that includes free local calls. The unit also has Verizon Fios high-speed Internet access that can be connected to via a Cat5 line or via wireless access. You will need to provide your own computer/laptop.

20. Is The Shells Villa owned by a large company? No, the Shells Villa is owned by Orazio & Julie B. We have three young children and use the home for family vacations. It's the only home we have in Siesta Key.

The Rental Process & Privacy Policy

1. How do I go about booking your home? We offer the ability to book online via our website using a credit card or you can book offline via email/fax by mailing in a check.

2. In addition to the base rental rate are there any fees? There is a standard cleaning fee of $135 for a one-week rental. For longer term rentals additional cleanings can be setup at time of booking for an additional $135 per cleaning. There is also required non-refundable damage fee of $45 that covers accidental damage up to $1500. For up to date fees and rates see the Rates page.

3. Do taxes apply to my rental? Yes, there is an 12% hotel tax. All registered properties on Siesta Key are required to collect this tax.

4. What is the payment schedule? Our standard payment schedule is to pay online via credit card $500 per week of rental at time of booking with the remainder due 60 days before check in. For last minute bookings we adjust the schedule or amount accordingly so that all funds are received 60 days before check in.  We also offer the ability to pay the full amount by check at time of booking.

5. What is your cancellation process? Cancellations made greater than 60 days before check in will get refunded all funds less a cancellation fee of $250 for the first week of rental plus $200 for each additional week. Any cancellations made less than 60 days before check in will forfeit the entire rental amount. If a cancellation is made any funds due to the renter will be refunded pro-rata to the individuals who made the initial payment and in the same method.

6. Why do you have a 60-day cancellation period? The Shells Villa is not a hotel and it is the only home we own on Siesta Key. On average we book renters 6-9 months out and cancellations made less than 60 days prior to check-in usually result in a vacancy. In order to keep our prices low we strive to rent our home in excess of 45 weeks per year. In order to accomplish our goal we need to book to renters that have firm plans.

7. How does the damage deposit work? We no longer require a damage deposit. At time of booking you pay a flat $45 damage fee that covers accidental damages up to $1500. In addition, we require a credit card at time of check in that will act as your deposit for damages in excess of $1500 or for violations of our rules and regulations.

8. Who manages the property? Orazio & Julie B are the owners of the home and we handle all marketing and booking. We work with a local property management company that handles keys, payments, cleaning and maintenance. The property management office is located in Siesta Key Village, which is a short walk from the property. The address is 5127 Ocean Blvd., Sarasota, FL 34242.

9. What is your privacy policy? By using ShellsVilla.com web site(s) and our booking system you are giving us and our property management company permission to contact you regarding our lodging services. We do not sell, rent, or share your personal information with any other firm.

Rental Agreement (v.20140916)
1. Check-in is 4 p.m. Eastern, this allows our housekeeping staff ample time to prepare our house for your stay. We cannot and do not guarantee a 4 pm check in, this is only our estimated time to finish all necessary work to assure a clean home upon arrival.

2. Cancellation & Payment Policy: At time of booking the first payment of $500 per week of booking is due. The second and final payment of remaining funds is due 60 days before check in. Cancellations made greater than 60 days before check in will get refunded all funds less a cancellation fee of $250 for the first week of rental plus $200 for each additional week. Any cancellations made less than 60 days before check in will forfeit the entire rental amount. If a cancellation is made any funds due to the Tenant will be refunded pro-rata to the individuals who made the initial payment and in the same method.

3. Maintenance: Immediately upon check in please inspect the unit and report all damaged or missing items to our property management office. This will allow us to replace them for your stay and prevent these items being charged to you. Linens and paper products for your unit are provided at the beginning of your stay. They include: garbage can liners, paper towels, soap and toilet tissue. (You will need to provide any additional items or replacements you may need during your stay.) There will be no refunds given due to housekeeping or maintenance issues. Please notify our office immediately to have any problems remedied.

4. Age Requirement: We do not rent to students or singles under 25 unless accompanied by a parent or legal guardian. These parents or guardians must occupy the unit the entire length of the stay. We reserve the right to require picture ID for check-in. The person checking in is responsible for all damages to the property caused by anyone staying or visiting the unit. This responsibility may exceed the amount covered by the damage fee. Our accidental damage fee covers up to $1500. You must at all times have only the specified number of individuals in each unit that is allowed. If you attempt to “cram” more people than legally allowed by law into a unit; you will be evicted with no refund of unused portion.

5. Pets: Absolutely NO PETS are allowed unless it is stated on your booking confirmation. Unless authorized in advance, if any evidence of a pet is found in the unit or on the premises, you will be asked to board the pet in a kennel or vacate the premises immediately with no refund and you will be charged a $350 fine.

6. Vehicles: Our property allows a max of three vehicles (2 in garage and 1 in the driveway). No boats, RV’s or trailers of any kind. Please call to make prior arrangements. Only park in designated areas.

7. Extra Fees: Any extra charges for long distance calls or special events/pay per view on cablem will be charged to the Tenant.

8. No Smoking: This home is non-smoking. You may be required to leave the unit immediately with no refund, and you will be charged an extra $350 cleaning fee.

9. Grills are not allowed on balconies per Florida law.

10. Balconies: Do not throw items from your balconies or walks; you will be evicted with no refund and will be charged for damages. Do not hang towels or bathing suits from balconies.

11. Keys: Some doors may lock automatically, so be sure you have your keys when you leave the unit. A $50.00 fee is charged for lock out services during regular business hours and $100.00 for after hour’s services. You must return all keys to the office where you checked in. Do not leave keys in unit. 24 hour key drop off can be arranged in advance with our property management office.

12. Amenities: No refunds or discounts for early departures, mechanical problems, or maintenance issues. We cannot guarantee all amenities will be working during your stay due to maintenance issues that could occur without our knowledge. We will not give refunds or discounts due to routine maintenance or unexpected repairs to complex in which you are staying. We will make every effort to have the items repaired in a timely manner.

13. Personal Property: Owner and Management Company are not responsible for loss, damage or theft of guest’s personal property. Do not leave valuables in the unit. Lock your doors and car and park only in designated areas.

14. Check-out is at 10:00 a.m. Anyone occupying the unit after 10:00 a.m. without prior permission will be charged an additional $50.00 an hour for every hour after 10:00 a.m. Please do not leave keys in unit (you will be charged if lost). You must return all keys to the office where you checked in. Before departing please take out all trash, place all dirty dishes in dishwasher and start cycle using only dishwasher soap provided, turn off all lights and put thermostat on 76 during summer and 66 in winter and check all closets and rooms for personal items.

15. Elevator: The elevator is for convenience purposes only and cannot be guaranteed to be in service. Since this is not a hotel or large complex, if elevator is malfunctioning tenants will only have use of the stairs. No other accommodations or refunds will be made available.

16. Special Ceremonies: Our home is for tenant use only. No gatherings or parties allowed over the number of people on the booking form.

17. Inclement Weather: The only time we will refund unused days is during a “mandatory” evacuation. Cleaning fees are not refundable at any time.

18. “For Sale” property: If our home is listed “For Sale”; we will make every effort, but it is not guaranteed to show the unit after you have departed or before your arrival. If the unit sells before your arrival our property management company will make every effort to place you in another home with similar amenities and décor. If we cannot accommodate you in a similar rental for the same rate, we will refund you any payments made in full.

19. For your safety: Please utilize any and all locking devices while in your unit. Due to maintenance emergencies or other issues, there may be times when your unit may need to be entered into without prior knowledge.

20. Damage Fee: Upon booking you will be charged for a non-refundable limited accidental Damage Fee. This fee covers any unintentional damages to the property up to $1500, but does not cover gross negligence, any acts that violate the rental agreement, or property owned by any guests. If damages exceed $1500 you will be responsible for the remainder of the cost. You will be responsible for all charges not covered by the fee. Also, if unit requires extra cleaning upon your departure, you will be responsible for the extra charge. At the time of check-in you will be required to give a valid credit card number to keep on file for the duration of your stay.

21. Limitation of Liability: OWNER AND MANAGEMENT COMPANY SHALL NOT BE LIABLE TO THE GUEST(S) FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL OR EXEMPLARY DAMAGES (EVEN IF THAT PARTY HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES), ARISING FROM BREACH OF THIS AGREEMENT, OR ARISING FROM ANY OTHER PROVISION OF THIS AGREEMENT, SUCH AS, BUT NOT LIMITED TO, CHANGE IN TRAVEL PLANS, DAMAGE / LOSS OF PERSONAL PROPERTY, TRANSPORTATION COSTS OR ALTERNATE ACCOMMODATIONS (COLLECTIVELY, “DISCLAIMED DAMAGES”). OWNER’S AND MANAGEMENT COMPANY’S CUMULATIVE LIABILITY RELATED TO DIRECT DAMAGES WILL BE LIMITED TO THE BASE RENTAL AMOUNT.

NOTICE: BY BOOKING & CHECKING INTO THIS UNIT YOU ARE AGREEING TO BE BOUND BY THESE RULES. YOU AGREE TO BE RESPONSIBLE FOR ALL OTHERS IN YOUR PARTY AND FOR ALL OTHER VISITORS TO YOUR UNIT OR TO THE PROPERTY.
